Troup County near agreement to take Tatum School site; school keeps bus-parking easement

County staff told the Troup County Board of Commissioners on Sept. 2 that negotiators are close to finalizing an agreement to transfer fee simple title of the Tatum School property from the school system to the county while reserving a perpetual easement for the school’s operations.
Under the terms described to commissioners, the county would take fee simple title to the parcel and convey back a perpetual easement sufficient for 15 school buses and a future fuel center if the school system chooses to install one. Staff said deed records suggest the parcel is about 4.4 acres; tax records list it at 5.04 acres. A final title search has not been completed and the school board must sign the final documents before the county places the proposed agreement on the evening agenda.
County staff emphasized the easement would be perpetual and that, if the school elects to add a fueling station later, a separate standalone agreement would be required to address environmental protections, maintenance, and liability. Staff said each party would agree to maintain its portion of the property and that a standard mutual indemnification clause would be included in the county’s proposed agreement.
No formal county vote was taken during the work session; staff said the item will be presented to the board for consideration at the evening meeting after the school system completes its internal approval process.
