The Coweta County Board of Zoning Appeals on June 26 approved a variance that allows a covered open breezeway 31 feet in length for a residence proposed by Lockhall Flakes LLC (petition 25-13), exceeding the ordinance maximum of 20 feet. Staff told the board the parcel is zoned RC (Rural Conservation), the proposed breezeway will not be visible from the road, and the property lies on a large tract in conservation.
Justin Lane, the general contractor representing Blackhawk Lakes Farm, told the board the site is more than a mile down a gravel road on roughly 1,200 acres and that limiting the breezeway to 20 feet would constrain air-conditioner placement and other site logistics. He asked the board to consider the remote location and lack of impact on neighbors.
With no opposition present, a board member moved to approve the variance with the planning department’s condition; the motion was seconded and carried by voice vote. The approval was recorded as a recommendation to be processed through normal permitting if the project proceeds.
