The Alpharetta Planning Commission on Oct. 2 voted to recommend denial of a request to rezone 3.02 acres at 131 S. Main Street to allow 195 rental dwelling units, more than 20,000 sq ft of retail and associated variances for larger building footprints and reduced streetscape requirements. The 4–2 recommendation to deny reflected commissioners’ concerns about traffic modeling, the project’s phase‑by‑phase density, and the outstanding variance request to remove a 54‑inch oak in the Marietta Street setback.
Staff planner Michael Woodman presented a detailed report and recommended approval of the rezoning, conditional use and most variances while opposing the variance to remove the specimen oak tree. Woodman described the Phase 2 program as two buildings with a combined 195 for‑rent units, about 466 structured parking spaces, approximately 1.13 acres (37.6%) of open space and amenity decks including a pool.
