Planning commission recommends Verona Village sketch plat for council review

The City of Titusville Planning & Zoning Commission voted unanimously to recommend approval of the Verona Village A and E sketch plat and will forward the item to City Council for final consideration on Sept. 9. Staff told the commission the sketch covers approximately 223.3 acres and is generally consistent with the previously approved Verona/Willow Creek master plan.

Rick Kern, the project engineer and applicant representative, described the filing as the final build phase for the overall development and urged the commission to approve the concept: "we look forward to making it a a great project for the for the for the city here," he said. Staff noted prior rezoning actions and referenced ordinance numbers tied to the development history.

Staff explained the sketch plat is the first formal step in the city’s subdivision review process, to be followed by engineering/site-plan review and then a final plat when easements and dedications are accepted. During the public hearing commission members raised only minor questions about labeling conventions in the filing (the A/E suffixes) and confirmed consistency with the approved master plan.

With a motion and second on the record the commission conducted a roll-call vote and recorded unanimous support from Member Scully, Member Seidler, Vice Chairman Childs, Member Gallon, Secretary Grant, Member Faison and Chairman Etan; the motion carries and the matter will proceed to council on Sept. 9.

The commission did not add special conditions beyond the standard submittal and review requirements identified in staff's report.
