Council grants immediate first-reading approval to rezone Lot 3 of Margaritaville Resort for 12‑lot Wharf Landing Villas PUD

Planning staff and consultants presented the Wharf Landing Villas planned-unit development request for Lot 3 at the Margaritaville Resort during a public hearing on Sept. 2.
Staff described Lot 3 as 6.65 acres total, of which about 2.82 acres are uplands and 3.83 acres are wetlands. The proposal calls for rezoning from general business to a PUD for a gated single-family residential subdivision with 12 lots; average lot area was presented as roughly 18,800 square feet with lot widths averaging about 50 feet. Staff said proposed building heights would be three to four stories, the front setback would be reduced from 30 feet to 20 feet, side setbacks requested at 5 feet (reduced from 10 feet), rear setback of 30 feet, and the Margaritaville right-of-way would be reduced from 60 to 50 feet in the area.
Consultants (Sawgrass Consulting) said the units will be part of the overall resort, will be sold and available for rental, and are intended as an upscale residential product within the resort master plan. Planning Commission recommended approval at its prior meeting by a 7–0 vote.
After the presentation and a short question period, the council moved for unanimous consent to suspend the rules for immediate consideration of ordinance no. 172, and the ordinance received first-reading approval by unanimous roll call.
