Commission approves sign exception for Applebee’s/IHOP building, waives public hearing

Menomonee Falls — The Plan Commission unanimously approved a sign‑exception request allowing additional wall and awning signs at a Premier Lane building that will house Applebee’s and IHOP. The commission also unanimously waived the otherwise customary public hearing for the sign exception.
Planner Amy Bennett told the commission the applicant requests seven wall signs on three facades (the code allows one wall sign per public entrance), and that two facades would exceed 10% of the building facade area under the current proposal. The Architectural Control Board previously reviewed the package and recommended approval; ACB will continue to review signage details and landscaping.
The commission’s approval is conditioned on the applicant submitting a signed sign permit application and meeting ACB’s landscaping comments before permits are issued. Applicant representative Valerie Thode said the team is working to complete construction before winter if permitted.
Because this sign exception is processed at the Planning Commission level (and does not require Village Board review), the commission’s action allows the applicant to proceed to finalize ACB conditions and then pursue sign permits.
