The Belgrade City Council granted preliminary plat approval on July 21 for Ashton Meadows Estates Track 3 and Ashton Meadows Estates Track 4 North, two major subdivision tracts proposed west of Bollinger Road.
Planner Hayden Kalajiri summarized Track 3 as a proposed 36-multifamily-lot major subdivision comprising 128 units (23 fourplex lots and 16 threeplex lots were described in staff remarks) with a required dedication of 1.16 acres of parkland to be met by a portion of a larger 16.6-acre dedication by Ashton Meadows. For Track 4 North, staff described 35 multifamily lots contributing to the same 128-unit total and noted a required 2.29-acre parkland dedication.
Applicant representative Matt Cotter (Cadis Engineering) said driveway and utility coordination will be handled during final engineering and that the planned Weaver lift station has capacity assumptions adequate for the proposed units; the applicant said the lift station work is contingent on availability of a force main pipe and expected to start once material is delivered. Council members asked about timing and traffic impacts; the applicant estimated construction start in roughly 1½–2 years depending on water/infrastructure availability and said about 65–70% of an earlier phase has been developed and sold.
Council moved to find the subdivisions comply with the Montana Subdivision and Planning Act, Belgrade Subdivision Regulations and the Belgrade Growth Policy and approved preliminary plat for both tracts; motions passed unanimously.
Next steps: applicant will proceed to final engineering and utility coordination, including lift-station work and utility plan submittal; staff will monitor compliance with parkland dedication and final-plat conditions.
