Commissioners approve LMB subdivision to create 17 industrial condominium units

The Missoula County Board of County Commissioners approved the LMB subdivision, which aggregates two parcels to allow eventual construction of 17 industrial condominium units near Futurity Drive.
Planner Kevin Dantick told the board that the parcels are zoned ICL (Industrial Center Light) and that the proposed subdivision conforms with the county’s 2016 growth policy and subdivision regulations. At full build-out, staff estimated total water consumption of 4.5 acre-feet per year (1.49 AFY domestic and 3.04 AFY irrigation) and said the DNRC threshold of 10 acre-feet per year would not be exceeded. The subdivision will be recorded with covenants addressing weed management and water-use restrictions; fire suppression will be handled via internal sprinklers and coordination with Missoula Rural Fire.
Kevin and Dan Fultz (IMEG) said the goal is to enable fee-simple ownership of industrial condo units rather than rental units. Staff noted that the subdivision was originally configured in 1966 and thus must be reviewed under the Montana Subdivision and Planning Act; no major environmental or traffic impacts were identified and existing mitigation measures will be included in conditions of approval.
A single public comment noted neighbors' desire for the driveway/road to be paved in the future. Commissioner (speaker 6) moved to approve the subdivision based on staff findings and recommended conditions; the motion was seconded and commissioners voted aye.
