Missoula County approves lease addendum to open street-level lobby at 127 East Main

Chet, a county staff member, told the Missoula County Board of Commissioners that the administration negotiated an addendum to the county's existing lease at 127 East Main to include a street-front retail space to serve as a public lobby and additional office area. "It'd be $25 per square foot lease cost for that ongoing, along with a CAM that's associated, and that would have a 3% increase from year to year," he said, adding the new space would improve accessibility for residents who now must travel to Missoula to renew vehicle registrations.
Kyla Leonard, a county staff member, confirmed the county negotiated six months of abated rent for the new space and that rent payments would not begin until March 2026. Chet also said tenant improvements are included in the lease cost to convert the retail space into a public entry and some administrative use.
Commissioners asked whether the county would be able to place Missoula County signage on the street-level entry to improve wayfinding; Chet said the space would receive the same hanging retail signage and should serve as the primary public entry. The board handled the item as part of the consent agenda and approved the motion to accept the consent package, which included the lease extension.
Because the addendum is an extension of an existing lease, staff described the expense as an ongoing budget item at approximately $60,000 annually in addition to the county's existing lease obligations. Staff said they will cover tenant improvements and that the arrangement "will look much more publicly kind of accessible and signed," improving access for the public who previously relied on an upstairs entrance.
