Commission authorizes bond reduction for Silos PUD after staff corrections to figures

The Gallatin County Commission authorized the chair to sign an amendment reducing the financial guarantee for the Silos planned unit development on July 29, 2025, after staff corrected figures in the record and confirmed partial completion of infrastructure work.
Hayden College, presenting on behalf of the City of Belgrade, identified an error in the staff report’s financial figures and corrected the original letter of credit to $661,804.65, and explained that the requested reduction would be $332,333.40 to reflect work completed to date. Road and Bridge staff had approved completed portions of the improvements.
Cadence Engineering’s John Scrantz clarified that the internal improvements for the Cameron Crossing portion of the project are complete and the developer’s goal is to clear that portion from the bond, leaving remaining work in the Juniper Estates portion. Commissioners asked whether annexation negotiations with Belgrade would affect proportional‑share obligations; county staff and the county engineer said proportional‑share and annexation discussions are separate and the improvements agreement applies only to the internal infrastructure.
A motion to authorize the chair to sign the amendment, incorporating the corrected figures read into the record, was moved, seconded and passed by voice vote. The amendment will be executed by the chair and recorded in county contract records.
