Planning Commission approves 25-sq-ft monument sign for Quietwood subdivision

The Menomonee Falls Planning Commission voted unanimously Aug. 5 to grant a sign exception to Quietwood Development LLC, allowing a 25-square-foot monument sign at 1 Mile Road that exceeds the code’s defined 15-square-foot content area limit.
Planner Amy Bennett told commissioners the sign exception was time-sensitive because the subdivision is part of the Parade of Homes and staff recommended approval. Designer Rob Williams said the sign’s lettering and logo make a strict 15-square-foot rectangular box impractical, adding that “the letters are equivalent to 15 square feet” but do not fit the code’s box definition. A representative of the Architectural Control Board said the preferred design offered more character than the alternatives that complied with the rectangle rule.
Commissioner Chris Rollins moved to waive the public hearing and grant the exception, subject to submitting a signed permit application; the motion was seconded and passed without opposition. The Planning Commission recorded no additional conditions beyond the permit submittal requirement.
The decision allows the applicant to pursue a permit for the specified monument sign; staff will process the permit application under the condition recorded at the meeting.
