Planning Commission unanimously approves multiple site plans, advances CSMs and PUD to council review

The New Berlin Planning Commission unanimously approved a slate of use, site and architectural plans and recommended several land-division items to the common council during its Aug. 13 meeting at City Hall.

The commission approved UA2501052, a 3,400-square-foot TruStone Financial branch at 12800 West National Avenue, after staff reported the proposal met development standards and had the architecture review committee’s endorsement. Commissioner Anderson moved to approve; the motion passed unanimously.

The commission recommended approval of LD2501018, a two-lot certified survey map for 5810 South Racine Avenue that adjusts a lot line to enlarge the southern parcel; staff noted an accessory garage in the county right-of-way that is subject to an existing revocable permit and ongoing coordination with Waukesha County.

The commission approved UA2500541, a Planned Unit Development submitted on behalf of the Conservancy LLC that would construct seven multifamily residential buildings and two mixed-use buildings with ground-floor commercial space and a clubhouse. Staff said the architecture review committee approved the designs; commissioners commended the project’s materials, design quality and preservation of surrounding woodlands. The approval includes a condition (noted by staff) allowing limited on-site grading activities prior to full permit issuance and anticipates a developer agreement.

The commission also recommended approval of LD2501123, a one-lot certified survey map to combine 3875 and 3885 South Moreland Road to accommodate a Shore West Realtors office, and it approved UA2501124, the accompanying Shore West office (approximately 8,000 square feet), after staff presented site plans and elevations that had been reviewed by the architecture review committee.

Finally, the commission approved UA2501125, a proposed Christian Brothers Automotive service center at the corner of Beloit Road and Forest Point. Applicant representatives earlier (during Privilege of the Floor) described the project as a 10-bay, appointment-based service center with limited overnight drop-off, no body-work or major transmission work on site, roughly 10 employees and hours generally limited to 7 a.m. to 6 p.m. weekdays. The architecture review committee had reviewed and approved the design.

All motions recorded in the meeting passed unanimously. Commissioners noted the projects would help activate previously vacant parcels and contribute to corner redevelopments. Several approvals included staff-recommended conditions and direction that minor architectural or civil details be finalized through staff review without returning to the commission.
