Pewaukee board upholds $913,700 assessment for Crawford property

The City of Pewaukee Board of Review on Friday upheld the assessor's $913,700 2025 assessment for the property at N17 W27310 Lakefield Drive owned by David and Julie Crawford. Homeowner David Crawford testified that his comparables and a 2015 refinancing appraisal pointed to a substantially lower market value; he argued the assessed increase (about 58%) outpaced the city's reported average increase.
City appraiser Trevor Land told the board the office used the Markarian hierarchy and adjusted comparable sales as the primary indicator of value. Land presented four adjusted comparables with values ranging roughly from $940,700 to $1,000,200 and said those sales supported the $913,700 assessment after adjustments for acreage, effective age and construction quality.
Board members emphasized the statutory presumption that an assessor's valuation is correct and that the homeowner must demonstrate a specific error. After deliberation a board member moved to accept the assessor's determination and the motion carried on a roll call vote. The clerk will send a written notice of determination to the Crawfords.
The proceeding focused on the choice and adjustment of comparables and on neighborhood land-value differences; the board stated it lacked evidence of a clerical or calculation error in the assessor's work and therefore found the assessor's valuation was supported by the record. No adjustment was granted.
