Planning commission approves reduced front-yard setback for pet boarding and grooming site at 6545 Fourth Street SW

The Cedar Rapids City Planning Commission on a voice vote approved a major design exception that reduces a required 15-foot front-yard setback to 7.5 feet so an 8-foot wooden privacy fence can enclose a front courtyard at 6545 Fourth Street SW, a site proposed for pet boarding and grooming services.

Development Services staff recommended approval, saying the exception would not conflict with adopted plans or the character of the industrial‑mixed‑use zone and that the fence is reasonably necessary for the intended use. Staff noted the case will be heard by the Board of Adjustment on July 17 for final consideration.

An applicant who identified himself only by his first name, Eric, described the business as “just a community gathering place where people do their best, have a place to socialize in a very relaxed environment.” He added that beverage service would not be a full bar, saying, “We won't have a bar just for the drinks, limited supply…that's only a 25% of what our expected revenue is.”

A commissioner referenced a letter from a nearby overhead‑door company that raised concerns about noise and alcohol; the applicant said the business would not operate a bar and that alcohol was expected to be a minor revenue source. No members of the public spoke on the item.

A motion to approve the design exception was made, seconded, and carried. The commission’s approval moves the case to the Board of Adjustment on July 17 for final action.
