Staff planner Mr. Kane told commissioners the entire parcel is designated in the city master plan as regional mixed use and that consolidating the existing split zoning to RC would align zoning with the future‑land‑use map. He described the site as roughly 1.11 acres with two small existing buildings totaling under 3,000 square feet and noted that RC is the city’s most vehicle‑oriented mixed‑use district, allowing uses such as convenience stores, gas stations, automobile services and multi‑family dwellings. "The entirety of the subject property has a future land use designation of regional mixed use," Mr. Kane said, and staff recommended approval based on the city’s rezoning criteria.
