Jefferson County commissioners on July 1 adopted Ordinance 2024-12, changing zoning on multiple parcels near County Line Road from Residential 5 (R5) to Heavy Industrial.
Planning staff explained the rezoning, noting that parcel boundaries and earlier survey representations had produced split zones and that the county’s comprehensive plan designates much of the area for industrial use. Commissioners and staff discussed community concerns about truck traffic on 3500 Road and whether rezoning should be limited to parcels with existing industrial designation. Staff said traffic and access issues would be addressed later through access permits and conditional-use permitting; those processes can require traffic-impact studies and road improvements and may place financial responsibility on applicants.
One commissioner asked whether the rezoning extended beyond what the comprehensive plan recommended; staff acknowledged the ordinance reaches slightly past the mapped plan in places but said the planning commission had discussed access and buffering and still recommended approval. After debate the board voted to adopt the ordinance; staff will publish the ordinance and enter the reclassification on the official zoning map.
