The Cleveland County Board of Commissioners voted unanimously Sept. 15 to rezone Parcel 59918 (863 Stony Point Road) from regular residential to rural residential, a change planning staff said matches surrounding larger-lot uses.
Planning staffer Chris Martin told the board the parcel is about 3 acres, that regular residential zoning allows half-acre lots and mobile homes while rural residential requires a one-acre minimum and permits supporting commercial uses that fit the rural character (Chris Martin). Martin said the planning board reviewed the request and recommended approval because the property sits near a transition zone between primary and secondary growth areas and would be more development-friendly given floodplain coverage on roughly half the parcel.
The public hearing drew no speakers; the chair opened and closed the hearing and Speaker 13 moved to approve the rezoning, which the board seconded and adopted unanimously. The rezoning will proceed to any remaining administrative steps required by county code.
The action does not include specific redevelopment approvals; Martin said future development would need to comply with applicable subdivision and stormwater regulations. The board did not attach additional conditions during its vote.
