Mike (staff) explained the proposal would allow Rasney to build a 10,000-square-foot addition and reconfigure parking; the expansion requires 82 parking spaces but the current design provides 50. The project contemplates acquiring roughly one acre from the adjacent Marcus Theater property; staff said the approval would be conditioned on that transaction closing because the applicant currently has only a letter of intent and the purchase remains under contract.
Architect Sarah Dring of Kuru Group presented site plans, elevations and an aerial view, describing access, cross-access agreements and coordination with fire, building and engineering departments to confirm circulation and emergency access. She showed proposed landscaping and façade treatments and said interior work could begin before winter depending on contractor scheduling.
After questions about timing and permitting, the committee approved the motion.
