Port leasing staff and MKThink designer Mark Miller presented an informational update on the Teatro Zinzani proposal for Seawall Lot 324 at Broadway and the Embarcadero. The concept centers on a restored historic Spiegel tent (relocatable, peaks ~32 feet) set on a lightweight plinth with the majority of support facilities in modest pavilions designed to minimize permanent ground disturbance.
The design retains a pedestrian scale, provides a Broadway drop‑off and pocket parks, and anticipates most parking to be accommodated on adjacent lots; staff estimated tent capacity at about 285 people. Miller described materials (patterned fabric for tents, glass at the Embarcadero facade for solid portions) and a strategy to keep support structures compact (many less than 5,000 sq ft).
Staff said outreach and approvals will include the Waterfront Design Advisory Committee (June), the Northern Waterfront Advisory Group and the Historic Preservation Commission (anticipated in late July), and a return to the Port Commission in the fall for lease approval.
Members of the commission asked clarifying questions about capacity and parking; staff confirmed most parking would be on adjacent lots and that the tent is owned by a family in Belgium and must be transported and assembled for each interim installation.
No formal action was taken; the presentation was informational and staff will return with further design and approvals.
