The proposal calls for single‑family lots, 24 condominium/townhome units and approximately 64 multifamily apartments, with a stormwater pond and a trail extension of the Sand Acres Trail through the site.
Staff noted that, under the village’s updated subdivision ordinance, this is the first preliminary plat required to provide sidewalks on both sides of public streets from the outset. The developers plan internal driveways for the multifamily portion; staff said final plans will determine whether internal sidewalk connections are provided. Staff confirmed that bike racks will be required for the apartment component as a condition of approval.
The developer and staff discussed potential trail connections and the stormwater‑pond access; staff said an easement exists near the pond and the village can evaluate opportunities for future trail loop connections, but the developer will not be required to construct off‑site trail links beyond the plat without an agreement. The preliminary PUD was informational; the final planned unit development was anticipated to return for further review later in the year.
