Short plat for 9-lot 'Southern Ventures' subdivision tabled over irrigation, paving and easement concerns

During the Aug. 5 meeting the board considered a final plan approval request for Southern Ventures, a proposed nine-lot short plat. Planning staff presented the plat and a private road maintenance agreement. Commissioners and a neighboring resident raised questions about whether the private road would be paved, access to irrigation ditches, and whether recorded easements would protect neighboring owners.
A neighboring resident, Charles Boehm, asked the board to ensure irrigation access was clearly shown and protected so that existing users would not lose water rights after subdivision. Commissioners asked the applicant to show a plan for irrigation (either a ditch easement or a pressurized irrigation system), add easements where needed and indicate in the plat where road connections or a future extension/hammerhead would occur for connectivity. The board asked staff to return the application after those corrections; the item was tabled.
No vote on final approval occurred during the meeting.
