The Planning and Zoning Commission on Sept. 9 recommended an extension of the Lot 13 site plan approval for Couchman Industrial Park and will forward that recommendation to the Board of Aldermen.
Staff (Speaker 2) explained the site plan approval lapses after one year if a building permit has not been issued. The applicant is constructing a similar building nearby and intends to move forward with Lot 13 after completing the current project. Staff recommended extension of the site plan with conditions matching the prior approval: submit revised drawings if necessary; obtain building permits for walls and handrails; provide a landscape plan meeting the city ordinance; submit a DNR land disturbance permit if required; install and maintain sediment and erosion controls; install a key box for Kearney Fire and Rescue Protection District; obtain sign permits before sign installation; submit a building permit application prior to construction; and develop in compliance with all codes, plans, and fees.
Commissioner Speaker 3 moved to extend the site plan per staff recommendations; Speaker 1 seconded, and the motion passed by voice vote. Staff said the site plan extension recommendation will go to the Board of Aldermen, which is the review board for site plans in this case.
Next steps: staff will forward the commission’s recommendation to the Board of Aldermen and track the applicant’s subsequent building permit submittals and compliance with the stated conditions.
