Commissioners approve rezoning of 350 Range Road to allow broader residential uses

The Cleveland County Board of Commissioners unanimously approved on Feb. 6 a rezoning request for approximately 4 acres at 350 Range Road (planning case 24-02), changing the parcel from restricted residential to traditional residential.
Planning Director Chris Barton explained restricted residential allows primarily site-built and modular homes that meet the North Carolina residential building code, while traditional residential additionally permits manufactured homes and multifamily dwellings. Barton said the parcel sits in an area designated as secondary growth in the county land-use plan and that the planning board recommended approval, noting the change extends an existing residential district.
Petitioner and landowner Bobby Pearson was present for the hearing; commissioners reported a site visit and one commissioner said the parcel ‘‘seems to be compatible with other things in the area.’’ A motion to approve was made and seconded and the board voted unanimously.
Next steps: the approval clears the rezoning stage and permits the owner to pursue appropriate building and development permits under the traditional residential district rules.
