City planner Cassie Hayes told the commission the property is nearly 3 acres with a 960‑square‑foot single‑family dwelling and an existing 864‑square‑foot garage; adding the proposed shed would cause the total footprint of accessory structures to exceed that of the principal dwelling by about 264 square feet, which necessitated a conditional use permit. Hayes said the applicant submitted construction drawings and a statement of intent; staff recommended approval with two stipulations, including that the shed have a concrete or asphalt floor and be built with a single‑stall garage door. "Ultimately, staff is recommending approval of the conditional use permit to allow the oversized garage, and there are 2 stipulations attached to that," Hayes said.
Vicky added that the applicant said the structure would primarily store a riding lawnmower and that the existing driveway approach could serve vehicular access if a vehicle were stored there; she noted past oversized‑garage cases had raised access concerns but that the current approach appeared adequate.
Brooke moved to approve the permit with staff stipulations; Vince seconded. The commission voted in favor and the motion carried. The permit was approved with the attached stipulations.
