Southwest ISD board approves multiple renovation designs and $43.9 million elementary GMP

The Southwest ISD Board of Trustees on Tuesday approved design-development drawings for three campus renovation projects, accepted construction updates and authorized a major guaranteed maximum price for a new elementary school.
In a series of routine motions, trustees approved the design-development packages for Elm Creek Elementary, the Creewald School of the Arts and Southwest Elementary after presentations from architects and district project staff. Presenters described changes that include upgraded secure vestibules, new canopies and wayfinding color schemes, replaced glazed block corridors, added portables for swing space and acoustical and lighting improvements.
District construction staff presented the guaranteed maximum price for the new Juan Alvarado Elementary as $43,867,934, to be funded by the district's 2023 bond funds. The board discussed recent construction costs for other elementary projects and approved the GMP by voice vote. District staff also clarified and presented GMP 1 for Elm Creek Elementary's portable package, a not-to-exceed amount of $508,057, which the board approved.
During updates earlier in the meeting, project leads reported that the new press box is substantially complete, with remaining exterior perforated panels and lighting to be installed after the season and a planned ribbon-cutting and community open house. Central-office construction had its first concrete pour scheduled and team members said steel framing would begin soon. Bob Hope Elementary renovations were described as near completion of site utilities and portables, with a certificate of occupancy expected later this month.
Trustees moved and seconded each motion in the meeting and approved the design drawings and GMPs by voice votes; no roll-call tallies were recorded in the public discussion.
The district said bond funds will cover the Alvarado Elementary GMP and the Elm Creek portable package. Project teams will return to the board with further budget reviews, permits and schedule updates as the work proceeds.
