Morrisville council approves Tommy's Car Wash plan after developer presentation

The project team, led by attorney Mike McGinnis, engineer John Richardson and operations representative Trevor Sperry, said the plan reduces the size of the existing building to roughly 4,500 square feet (about half the current footprint), adds thousands of square feet of landscaped green space and includes design flexibility to allow one tenant to occupy the entire first floor or to subdivide into multiple units. The team told council they received zoning variances and a planning commission recommendation prior to the council meeting.
McGinnis said the developer has addressed an earlier sketch plan, gone through the planning commission and reviewed a Gilmore & Associates comment letter dated 07/03/2024 and the Bucks County Planning Commission letter dated 06/28/2024. Richardson, the project engineer, confirmed technical details and answered questions about drainage and site layout.
Council members asked about operational details and previous presentations; there were no public objections during the action-item vote. The motion to approve the Olympus Pines preliminary final land development application carried 8'''0to'''00.
Council next steps: the approval authorizes the applicant to proceed with the formal permitting and construction-document phase; any outstanding engineering comments from the borough engineer and required permits must be satisfied before construction begins.
