The Board of County Commissioners voted to approve Zone Change 725406, which rezones the east 500 feet of the parcel at 406 Johnson Lane from Rural Residential 3 (RR3) to General Commercial C3.
Staff presented the application, noting the change affects only the front 500 feet of the property and that the remainder of the parcel will remain RR3. The staff presentation said the proposal meets the 11 review criteria for zone changes and aligns with the Lockwood Growth Policy’s recommendation for commercial zoning adjacent to arterial roads such as Johnson Lane.
Jeff Wolschlager, who identified himself as representing property owner Chris Blahouse, told commissioners the change "meets the growth policy, being next to an arterial right of way, Johnson Lane" and said it would allow the owner to explore commercial development options for the parcel’s frontage.
A commissioner moved to approve the zone change and another seconded. Commissioners approved the motion by voice vote. The motion cited the county’s 11 review criteria and the Lockwood Growth Policy as the basis for the approval. The record notes the described legal property reference as the east 500 feet, one-half southeast northwest (10 acre total) of Section 3, Township 1 North, Range 27 East.
What’s next: The zone change takes effect according to the county’s normal processing for ordinances and zoning updates; staff and the applicant may proceed with development review under the new frontage zoning.
