Brian Donahue of Insight Studio described the project as a multi‑building renovation and expansion to support operations across the 600‑plus unit community and two 18‑hole golf courses. Proposal highlights included replacing an existing ~20,000 sq. ft. golf operations building with a new ~23,000 sq. ft. facility, refurbishing several storage buildings, adding a guardhouse and vendor parking, formalizing parcel boundary changes to increase the site from about 3.74 acres to roughly 5.38 acres, and creating a fueling and washdown area.
The applicant requested two waivers: 1) a 6‑inch reduction in parking‑stall width (from 10 to 9.5 feet), and 2) a reduction of an Alternate A1A corridor setback/buffer from 55 feet to 27 feet along a portion of the site, accompanied by a multi‑layered landscape screening plan. The applicant said the closest residences are about 600 feet to the south and roughly 252–270 feet to the north, and staff recommended approval. The Planning, Zoning & Appeals Board recommended unanimous approval (7–0).
Council voted to approve Resolution 58 (site‑plan amendment) by a unanimous vote. Council members commended the design and landscaping and noted the plan would enhance screening and access.
