The Oconee County Planning Commission on Sept. 15 recommended that 7 acres owned by IW Holdings LLC be rezoned from agricultural (AG) to R‑1 single‑family residential, a change that the applicant says will create four lots for smaller spec homes.
Planning staff presented the request as case P250157 and recommended conditional approval with standard conditions. Justin Greer, the applicant's engineer, said lots were laid out after soil testing and described the homes as "smaller, more affordable" spec houses ranging from about 1,600 to 2,000 square feet.
Greer said most lots are roughly an acre and a half, with one larger lot because of poor soils. There were no members of the public signed up to speak either for or against the request.
The commission moved and voted to forward a recommendation of approval with conditions to the Board of Commissioners.
Next steps: the Board of Commissioners will consider the rezoning recommendation at a future meeting.
