The Oconee County Planning Commission on Sept. 15 recommended conditional approval of a rezoning amendment that would let the Landings of Bogart increase the allowed total building square footage to 138,422 for a senior‑living community.
Planning staff, represented by Mr. Herron, told commissioners the parcels are currently zoned OIP and the request modifies conditions from a prior zoning case (P200238) to permit larger structures. "Total building square footage on the property shall not exceed 138,422 square feet," Mr. Herron read as one of the recommended conditions.
Justin Greer of Pittman and Greer Engineering, the applicant's representative, said the change connects two previously separate buildings and does not alter the approved room count. "It stays at 96 beds overall," Greer said, noting the plan retains 48 beds in each building.
There was no public comment. After brief questions from commissioners, the body voted to forward a recommendation of approval, with staff's conditions, to the Oconee County Board of Commissioners for final action.
Next steps: the Board of Commissioners will consider the Planning Commission's recommendation and any additional testimony at a future meeting.
