Maricopa USD approves Guaranteed Maximum Price and contract awards for two K-8 projects

The Maricopa Unified School District governing board on July 9 approved multiple construction and procurement actions for two K-8 school projects, including a final guaranteed maximum price (GMP) for K-8 No. 1 and selection of architect, project management and a construction-manager-at-risk (CMAR) for K-8 No. 2.
Mr. Harmon told the board the GMP for K-8 No. 1 is the final GMP for the remaining scope after earlier GMPs for early procurement and critical pre-permit activities; he said permits are now issued and teams are ready to mobilize. When a board member asked about tariffs and who carries that risk, Harmon and board members explained the GMP is a not-to-exceed contract. President Downey summarized the practical effect: "This is a not to exceed contract agreement. So even if the tariffs go up, those guys are on the hook for it," making the contractor responsible for tariff changes so long as the district does not change the scope.
For K-8 No. 2 the board approved continuing with the same architect team (GHC Orcutt Winslow, noted to be rebranding as Grace), selected Facility Management Group for project management, and accepted the evaluation committee's recommendation to award the CMAR contract to Chase Building Team. Harmon's presentation noted the CMAR selection followed a statutorily structured evaluation committee including an architect, a non-bidding contractor and district representatives.
Each construction item was moved, seconded and approved by the board in roll-call votes recorded at the meeting. Board members asked procedural and risk-management questions before voting; no recorded dissenting votes were recorded on these items.
The actions clear major procurement steps and allow site mobilization and continued construction planning. District presenters said certain line items (on- and off-site costs, estimates and parking projects) remain in the plan, with a Feral Road construction estimate cited during the presentation and additional site-related planning for future levy capacity to be assessed in budget revisions.
