Hialeah planning board approves multiple variances, permits and a rezoning; one item tabled

The Hialeah Planning & Zoning Board on Wednesday approved a slate of development requests covering single‑family and multifamily properties, a daycare classroom expansion and a clinical research center, and recorded no action on a separate commercial item that the applicant asked to table.

The board approved a request to legalize existing aluminum roof structures at 5364 West 14th Court after staff said two roofs encroached into required setbacks. Staff recommended approval with conditions including relocating columns at least 2 feet from the south property line or demolishing the encroaching structure; applicant Alexander Mavila said he would move the columns. “I agree. We're moving it in,” the applicant said during the hearing.

The board also approved a rezoning and variances for 76 West 14th Street, a proposal to retain a 1939 single‑family house on the lot while building a new three‑story, two‑unit structure on the same parcel. Staff said the project will require minor setback variances and is allowed to mitigate one missing guest parking space with a one‑time $5,000 payment under the extended Hialeah Downtown Urban Center District rules.
