Troy board approves larger sign for Central Rock Gym with condition to use channel letters

The Troy Zoning Board of Appeals approved a sign variance for Central Rock Gym (published as PLCBA 20250035) after hearing a detailed presentation about sign placement, lighting and measured area. The board first determined there was sufficient information in a Short Environmental Assessment Form to issue a negative declaration.
Jamie Coloritolo, representing Vital Sign and Central Rock Gym, said the sign was moved from an exterior stairwell to an intended façade sign location and that the backer panel itself is not lit. “It’s not a lighted sign at all… The letters are front lit channel letters,” Coloritolo said, describing standard channel-letter construction and a photo eye to activate the sign at night.
The applicant and board debated how to calculate the sign area. The blue backer panel measures about 19 feet by 7.5 feet (roughly 144.6 square feet), while the actual logo and letters were calculated multiple ways during the hearing. To address visibility concerns while reducing total counted sign area, the applicant proposed mounting letters on a narrower raceway or using a reduced backer panel.
The board approved the variance with an explicit condition that the tenant use channel letters and that the large continuous backer not be used as a lit sign element. Applicant representatives were told they need not return to the board for minor modifications so long as the approved channel-letter condition is met.
