Mister Morgan summarized the concept plan: a 50,645‑square‑foot building with 122 rooms, a shared driveway with the adjacent Hough Realty site, and 125 parking spaces. The packet materials show driveway connections to Days Inn and UC Health and a proposed sidewalk linking the hotel to Cavalier Boulevard. The planning commission’s approval included a condition to relocate an existing Hough Realty sign to the opposite side of the shared driveway.
Planning staff noted design conditions added by the Planning and Zoning committee: the hotel must be built to the revised May 20 elevations; gazebo pillars in the rear buffer yard must use the same brick material as the hotel; and any rooftop mechanical equipment must be screened by a parapet wall or elevator shaft so units are not visible from public roadways. The masonry coverage on the front and rear elevations was increased in revised drawings to roughly 39–40 percent, with side elevations increased to about 41 percent and 47.4 percent, substantially higher than the earlier sub‑15 percent proposals.
Council did not debate the substance of the plan at caucus; the mayor asked for discussion and, seeing none, directed staff to add the rezoning to next week’s formal council agenda for action. Any formal vote on the rezoning will be recorded in the council meeting minutes when the item is considered.
