Box Elder School District’s facilities team and the project's architect provided a technical briefing on Golden Spike Elementary’s energy-efficiency features at the board meeting on May 7.
Architect Dave Cox (VCBO Architects) described the near net‑zero goal: a combination of a tightly built envelope (insulation and spray-foam detailing), a photovoltaic (PV) array sized to meet roughly 85–90% of annual energy demand and a geothermal well field (about 34 wells, ~300 feet deep) that supplies heating and cooling via a ground‑source heat-exchange system (SEG 2315–2340; SEG 2660–2670).
The presentation explained the district’s reasoning for targeting 'near 0' rather than true net‑zero: selling excess power to the utility (Brigham City Power) occurs at a much lower rate than the district’s retail purchase rate, so deliberate oversizing reduces financial return. Cox and facilities staff said the design pursues ~90% efficiency to avoid returning sizable generation to the grid at a poor wholesale rate (buying at ~11.75¢/kWh; selling ~1.7¢/kWh under certain tariffs) and to align solar-panel replacement schedules with roof life (SEG 2368–2393; SEG 2410–2430).
District staff said PV panels typically carry a 20‑year performance warranty (guarantee above ~90% for 20 years) and that expected payoff for the current PV installation would be about 13 years given local utility rates and projected savings; they noted that PV and envelope performance will vary year-to-year (SEG 2596–2626).
Board members asked about maintenance in winter, retrofit feasibility for older buildings and whether similar savings apply across the district; presenters answered that PV is mostly self‑cleaning, snow effects are typically short-term, and older envelopes often require extensive upgrades that make retrofit payback more complex (SEG 2506–2580; SEG 2776–2832).
What the district will do next: monitor year-over-year energy performance, consider lessons for other facilities and track Johnson Controls lighting and controls upgrades that are also underway districtwide (SEG 2889–3050).
