Commission approves Chipotle’s outdoor patio seating at 520 E. Cloud

The Planning Commission on Sept. 9 approved a conditional-use permit for outdoor patio seating at the Chipotle under construction at 520 East Cloud. Staff told the commission that in the B-3 business district outdoor patio seating is a conditional use and that a comparable approval had been granted previously for a Freddy’s restaurant nearby.
Staff noted the proposed patio is adjacent to the building and set well back from the public right-of-way; fencing and screening will separate the patio from the drive-through lane. No members of the public spoke for or against the conditional-use request and staff reported no written communications. After reviewing standard conditional-use criteria—traffic, parking, utilities, and compatibility—Board member Dan Colson moved to authorize the chair to sign a resolution granting the conditional use (case BZACU25-0003); the motion was seconded and carried.
What’s next: A resolution will be prepared and made available to the applicant within 45 days, and appeal rights were described in the hearing.
