Lincoln County OKs rezoning of three parcels to Planned Development for 9 Mile View LLC

The Lincoln County Board of Commissioners approved a rezoning request Aug. 26 to change three parcels east of Harrisburg from mixed RC/Conservation and A-1 Agricultural zoning to a Planned Development district that limits development to one single-family home per lot and tighter setbacks.
Toby Brown, representing county planning, told the board the parcels lie about three miles east of Harrisburg in Dayton Township and are shown in the county’s Lincoln County 2050 plan as planned growth areas. "This is an application to change the zoning of 3 parcels in Lincoln County from a mixed zone ... to a PD Plan Development District," Brown said, describing staff recommendations and the Planning Commission’s 4–0–1 recommendation for approval.
Applicant Rob Kurtenbach said he held two neighborhood meetings and drafted covenants that set building size and design standards. "I respectfully ask that you for your support in moving these 3 lots from agriculture to planned development zoning," Kurtenbach said, adding he plans to build his own home nearby and that neighbors had expressed appreciation for the covenants.
Commissioners noted the proposal limits density and driveway access (two new driveways for three lots) and thanked the applicant for outreach. A motion to approve the rezoning passed by roll call.
The approval follows the county’s standard rezoning process: staff presentation, public hearing, Planning Commission recommendation and final action by the Board of Commissioners. The ordinance language and any required final administrative steps will be filed with the county zoning office.
