The Fullerton City Council on July 15 approved a proposed amendment to the city's 1990 lease at the Fullerton Train Station, allowing the lessee to add about 1,900 square feet for a restaurant and extend certain lease rights through 2060. The motion passed 3'to'2 after lengthy staff presentations, public comment and council questioning.
City staff told the council the amendment would expressly add "Area 8" allowing restaurant, food preparation and alcohol sales at a proposed rate of $2 per square foot per month (about $24 per year) for that new area, require significant tenant-funded improvements with a five-year deadline for completion, and include rent-credits for tenant improvements (up to 75% with a capped total). The lease would phase toward market adjustments beginning after the step-up period and include an appraisal-based market-rate reset later in the term.
