Council approves conditional-use permit for FS8 Pilates studio at Aliso Creek Town Center

The Aliso Viejo City Council on May 21 approved a conditional use permit for FS8 studio, a Pilates-yoga-tone fitness operation proposed for a 3,108-square-foot tenant space above the Towne Center’s restaurant row.
Assistant planner Michael Delgado told the council the tenant space exceeds the 3,000-square-foot threshold that triggers a conditional use permit in the Town Center commercial zone and described the operator’s plans: 45-minute classes with a 15-minute buffer between sessions, up to 22 participants per class, no heavy-weight equipment, and enhanced interior wall sound insulation. Delgado said public notification produced no opposition.
An applicant representative described FS8 as a blend of Pilates reformer work, resistance 'tone' classes and yoga and said instructors will use microphones and keep music at reasonable levels with doors closed. Councilmembers questioned adjacent uses, signage placement and parking; staff said permanent signage will follow the Town Center master sign program and that no additional parking is required because the tenant will not expand the existing space.
Councilmember comments were largely supportive. A motion to approve the CUP carried unanimously.
The approval clears a key permitting step; the business will still need to obtain permits for tenant improvements and sign permits before opening.
