Attorney Daniel Diabruv and project engineer Joshua Borden told the board that the site's topography made the originally approved location impracticable and that the new configuration provides compliant access and adds a full‑sized parking space as a net benefit.
Coordination‑meeting comments (read into the record by staff) required that the plans dated Aug. 14 govern and listed standard construction and ADA conditions, including accessible parking dimensions, slopes and signage. The fire and water departments and conservation staff provided either no objections or noted standard requirements. The board discussed the need for regrading at the original location and accepted the applicant’s explanation that the new Broadway‑side space avoids regrading while providing an adequate accessible route.
A motion to approve the modification and to waive/reimburse the filing fee passed. The board instructed staff and the applicant to carry the coordination comments into the final plan set and to obtain final sign‑offs from relevant city departments.
