Huntington Woods planning commissioners approved a rear addition at 6028 Pembroke with a condition that the homeowners add the shrubbery and screening requested by staff and the commission, and tabled a separate controversial project to the next regular meeting so applicants can return with revisions.
Homeowners Craig Salyard and Christina presented the addition, explaining that because the house’s original brick cannot be perfectly matched they plan to reclaim brick from the existing structure for the base and use wood siding above. Architect Chris Hornbeck described efforts to preserve original character and to reuse reclaimed materials where feasible. Staff and commissioners discussed grout-line and size mismatches that often make new brick visually incompatible; they recommended planting screening along a long blank elevation to soften the view. The applicants accepted the condition.
Later in the agenda staff noted another application was controversial because it involves more than 50% reconstruction and may be treated as a new house; the applicant was not present. Commissioners voted to table that item to the next regularly scheduled planning commission meeting to allow the applicants to address foundation and measurement issues. The motion to table passed by voice vote (ayes).
Next steps: the Pembroke applicants will include the agreed planting plan in the construction submittal; the tabled project must return with requested revisions and/or applicant presence before further action.
