Huntington Woods planning commissioners voted to approve a proposed new two-story house at 1040 Boardman after staff and the applicants answered technical questions about setbacks, egress windows and driveway width.
Applicants Brad and Janessa Thomas, who identified themselves as residents of Huntington Woods, presented the plans and the commission reviewed site layout, floor plans and elevations. Staff noted the lot is vacant following demolition of a former Tudor Revival structure, and explained the proposed garage and driveway conform to local width limits and frontage rules. Commissioners asked about egress windows, their required covers and the placement of horizontal windows; staff said egress windows must be covered to withstand expected loads and that the presented window locations comply with building-code requirements.
Members of the public who live nearby spoke in favor, including one neighbor who said they live next door and support the design. The commission moved, seconded and approved the project by voice vote (ayes). The approval includes the submitted landscape and elevation drawings; staff suggested adding screening plantings to soften a long blank wall on one elevation and noted the applicant had agreed to that suggestion.
Next steps: the applicant may proceed with permits and must build within the approval timeframe specified by the city (one-year expiration if work does not commence).
