Commission approves porch and screened patio at 8411 Lincoln; no variances required

The Huntington Woods Planning Commission voted to approve a site‑plan application for an exterior porch replacement and a screened rear patio at 8411 Lincoln, finding the project meets applicable zoning requirements and needs no variances.

Ethan Lube, construction manager for Main Street Design Build, and architectural designer Brian Ruhan described plans to remove an existing side porch and build a new side entry porch with columns, and to add a rear screened patio roof with a wood‑burning fireplace. Lube said the porch will provide easier access and the screened patio will be primarily an outdoor screened room with masonry elements.

Planning staff noted the house currently reads as brick on the block and that the proposed rear patio uses stone and other materials that differ from the predominant house material. Staff said the project includes natural stone (a masonry product) and that the porch does not increase lot coverage or require setbacks or variances. Commissioners endorsed the design’s proportions and compatibility with the tree‑lined lot and landscaping.

A motion to approve the project with a finding that it meets zoning requirements and applicable guidelines was made and passed by voice vote. The commission did not require additional variances or special‑use approvals for the work as presented.
