Troy Motts told the Planning Board and Commissioners he wants to rezone a six-acre corner parcel at Highway 150 and Lee Long Road to general business to site a convenience store or gas station. Motts, a local construction business owner, said the area needs a gas station and cited a prior development he built on Highway 73/27 as a model.
Residents at the hearing supported having a gas station nearby but repeatedly raised traffic and safety concerns because a large high school sits near the proposed entrance. Dwight Little asked whether access would come from Highway 150 or Leelowing (Lee Volley) Road and warned that a new driveway could become a morning/afternoon cut-through. Annette Boston described frequent near-misses at the nearby Dollar General and said a gas station would likely increase traffic at that corner.
Planning staff said there is no site plan associated with the rezoning yet and reminded the board that full access to Highway 150 on a high-volume corridor would be limited: any development would be restricted to right-in/right-out access on NC 150 and primary access would need to be from the side road (Lee Volley Road). The public hearing was closed and the rezoning will return for a decision at a later session.
