Bluffdale planners approve two administrative plat amendments, table annual chair election

The Bluffdale City Planning Commission on Aug. 20 approved two administrative plat amendments that adjust lot lines and recorded easements for properties within the city.
Caitlin Tubbs, city planning staff, recommended approval of an amended subdivision plat for River Willow Estates (application 2025‑10) that combines two parcels owned by the Woodruffs and absorbs a triangular orphan parcel owned by the Hensleys. Tubbs said the amendment would realign a rear property line to match an existing driveway and bring an existing nonconforming rear setback closer to the R‑1‑43 zone minimum. Homeowner Joel Woodruff told the commission the change was mutually agreed: “We actually traded the exact amount of land, and they were happy to let us deal with the paperwork.”
Commissioner Ulysses Flynn moved to approve the River Willow amendment based on staff findings; Commissioner Corey Luker seconded and the commission voted unanimously.
The commission also approved an amendment to the Shane Perry subdivision (application 2025‑29) to relocate a shared lot line and a recorded public utility easement after staff said the property owners had provided cross‑access easements and the same easements from the original plat would be retained. Commissioner Corey Luker moved to approve the Shane Perry amendment; Commissioner Flynn seconded and the motion passed unanimously. Both administrative approvals are final at the planning commission level and do not require City Council review.
On procedural business, the commission unanimously voted to table the annual chair and vice‑chair election until a meeting with a fuller roster of commissioners. Chair Debbie Craig made the motion to table the election and Commissioner Flynn seconded; the commission recorded a unanimous vote to delay the election to the next scheduled meeting.
The planning commission also approved minutes from its July 2, 2025 meeting by unanimous vote.
What happens next: The approved plat amendments are effective as administrative actions under city procedures and need no further City Council approval. The commission will revisit internal leadership at its next meeting, currently scheduled for Sept. 3, 2025.
