HASTINGS, Neb. — The Hastings City Planning Commission on Sept. 16 voted 6-0 to approve a conditional-use permit (application 2025-389) requested by Mother Lake LLC to allow medical clinic uses at property commonly addressed as 2120 North Kansas Avenue.
City staff presented a site plan and said the current building will be removed and the parcel replat into three lots, with the first lot proposed for a new medical clinic. "This is the building itself," staff said in presentation slides, describing the intent to redevelop and noting existing access points and parking reconfiguration. Staff concluded there would be "no negative impact on traffic circulation or safety" and recommended approval with conditions.
Conditions recorded in the staff report included that an application for a building permit for the construction of the new medical clinic on Lot 1 must be filed within 180 days of approval, and that subsequent phases of the development must apply for building permits within two years of the completion of Building 1.
During the meeting, Commissioner Lou welcomed the redevelopment, calling the cleanup of the long-vacant site positive for the city. After a motion by Lou and a second by Craig, the commission voted unanimously to approve the permit, 6 to 0.
The approval moves the project forward subject to the stated building-permit deadlines and other standard permitting requirements.
