The Board of Zoning Appeals voted to adopt staff findings and approved a special‑use permit (BZA1881‑2025) allowing a Wells Fargo drive‑through at 4933 Main Street.
Staff told the board the 1.2‑acre site is identified as a community commerce area in the Spring Hill Rising 2040 plan and that the proposal meets the Unified Development Code (UDC) standards for a special use if the board makes the required findings. "Staff finds the proposed use to be consistent with the comprehensive plan and adopted land use policies," the staff report said.
Brian Crutchfield of Timmons Group, representing Wells Fargo, told the board the site was previously developed with a drive‑through and that the project was designed in compliance with local ordinances. "I think we heard a pretty good summation of the application here requesting a special use permit for operation of a drive‑through facility to support the bank operations," Crutchfield said.
The board moved to adopt the staff's findings of fact and conclusions of law and approved the application by voice vote. The action is subject to the two conditions listed in staff's recommendation and to any site‑plan approvals required by the planning commission.
Why it matters: The decision clears the way for site‑plan review and subsequent permits for the bank. The staff findings tie the approval to consistency with the Spring Hill Rising 2040 plan and to compliance with UDC review criteria.
What happens next: With the special‑use permit adopted, the applicant must obtain applicable site‑plan approval from the planning commission and comply with the two conditions noted in the staff report.
