The Creve Coeur Planning and Zoning Commission on Jan. 21 recommended approval of a public facility site development plan for athletic-field renovations at Ladue Schools’ West Campus, 10900 Ladue Road.
Project consultants described a multi-part plan: reconfigure and expand a rear parking area by 34 spaces to improve circulation; increase tennis courts from five to eight; replace natural turf with artificial turf on baseball and softball fields; construct new dugouts, a press box and a restroom/storage building; add a scoreboard (LED scoring area but not an LED display); and expand stormwater detention and water-quality facilities to offset added impervious surfaces.
Project lead Brandon Harp said landscaping will include 27 new trees and additional evergreen screening along residential edges to minimize headlight and activity glare toward nearby homes; staff’s plan notes a required 50-foot buffer yard with supplemental plantings to meet the city’s opaque-screening requirement. Harp said the new press box would stand about 16 feet tall and sit roughly 300 feet from the nearest property line, with existing topography and buffer planting reducing visibility from surrounding residences.
Staff recommended site-plan approval with conditions to ensure planting, lighting (parking-lot LED fixtures are downcast and meet property-line lux standards), stormwater permitting and building materials are consistent with staff recommendations. Commissioners confirmed there will be no field lighting and approved the motion recommending the site plan subject to the conditions listed in the staff report.
