Ozark planners recommend approval of Marabella annexation, PUD and preliminary plat for 229-acre development

The Ozark Planning and Zoning Commission on Sept. 22 voted to recommend approval of a three-part application from Marabella LLC that would annex about 229 acres on North Farmer Branch Road and Bluestem Road into city limits and allow a planned unit development and preliminary plat for a largely residential community.

Staff presented the package as consistent with the city’s comprehensive plan and urban service-area agreements with Christian County, noting water and sewer mains are nearby and that required traffic and stormwater reports have been reviewed by city staff and the Ozark Special Road District (OSRD). The commission’s recommendation advances the applications to the Board of Aldermen.

Developer representative Michael Roberts told the commission the project has been reworked since an earlier concept to reduce density: the team now proposes about 543 lots and “approximately 540” single-family residences (down from a previously discussed ~665). The proposal includes roughly 158 acres of developable residential land, about 10 acres for commercial uses near Farmer Branch, and about 43–44 acres of dedicated green space — roughly 21% of the site. Amenities described include a 6,000-square-foot pool, a 2,400-square-foot clubhouse, official-size pickleball courts and multiple smaller recreational nodes.
