Osage Beach board approves setbacks variance for Sitterberg property

At a meeting of the City of Osage Beach board, members approved variance case 358 for applicants Kent and Penny Sitterberg, authorizing setbacks that would let the couple demolish an existing nonconforming dwelling and rebuild a new house on the same footprint.
City planning staff told the board the parcel is split by a road and that the existing house is nonconforming on the front, both sides and the rear. The planner said the dwelling’s foundation and framing are inadequate — describing Ozark rock and hand-spun concrete work from the original build — and that the applicants proposed taking the structure down and constructing a new home, including the addition shown on the submitted site plan. The planner entered the Municipal Code for the City of Osage Beach as Exhibit 1 and the variance case file as Exhibit 2.
The planner said approval would grant variances for front, rear and west-side setbacks and noted the east-side shed, currently a nonconforming structure, would be removed to reduce nonconformity. The planner said the board’s approval would be conditioned on full compliance with the submitted and marked site plan to be kept on file.
Board members raised no recorded objections during the discussion; one attendee said replacing the old cabin with a two-story house would be an improvement. An unidentified board member moved to approve the variance, and the board took a roll call vote. Chairman Roberts and other members voiced approval, and the chair announced, “The variance has passed.”
The city attorney’s memo was attached to the record before adjournment. The board then moved to adjourn; no additional business was recorded.
The applicants named in the case are Kent and Penny Sitterberg; the municipal code and the case file were entered into the record by staff. The meeting did not specify a future construction start date.
